Director of Marketing

The Position

We're six years in, with real customers and real revenue. Marketing has been a collaborative effort. It's time for someone to own it.

You won't be starting from zero. We have a two-person marketing team, paid media and PR agencies, a well-built HubSpot instance with lead scoring live, named target accounts across several segments, a full events calendar, and a messaging and content pillar framework. What we don't have is a repeatable machine that produces a steady flow of new deals.

Two things make this more interesting than the average demand gen role. First, commercial real estate runs on relationships and trust. Buyers ask their peers at other owners and operators before they ask us, and a committee spanning AP, accounting, and IT takes months to get comfortable. That's why multi-touch attribution matters — we need to know which touches are actually building trust before we decide where the next dollar goes.

Second, marketing runs on two tracks at once: a direct lead gen engine, and a way to warm accounts so BDR and AE outreach lands better. Both count, and working out how to measure and balance them is critical to our growth.

This is a player-coach role. You'll set direction and lead the team, and at our size you'll still have your hands in the work. Your decisions show up in the results within a quarter.

Key Responsibilities

  • Build the marketing model. Assess the programs, channels, team, and tooling we have, then decide what to keep, fix, or drop. Nothing is locked in. Put a repeatable operating model in place and own the quarterly pipeline number it delivers.
  • Lead the team. Manage our growth marketer and our content and brand marketer. Establish clear ownership for every workstream, then close capability gaps through coaching, contractors, and agencies.
  • Direct demand gen. Run our segment campaigns from brief through execution — set the plan, remove blockers, and track the early signals that tell us it's working.
  • Own attribution and spend. Build multi-touch attribution well enough to defend our budget decisions, and be honest with leadership about what the data can't tell us. Recommend how the program, events, and contractor budget gets allocated, in partnership with the VP of Sales & Marketing.
  • Set content, brand, and PR direction. Own our content pillars, quarterly ebooks, blog, webinars, case studies, and customer communications. Bring a point of view on what we publish and why, and hold the team and our PR agency to it.
  • Own events and field marketing. RETCON, ICSC, Realcomm, NMHC OPTECH, and IMN, plus private dinners and roundtables. Being known in the room is a channel in this industry — decide where we show up and what we say, then make sure leads get captured, followed up, and measured on pipeline.
  • Own search and AI visibility. Own how PredictAP shows up when a buyer asks a question, whether they ask Google or an AI assistant (AEO/GEO), and bring leadership a clear read on where we're showing up and where we're not.
  • Report performance and keep the company aligned. Give us a clear view of performance by segment, campaign, and funnel stage. Partner with Sales on lead definitions, scoring, and handoff, and keep Sales, Product, and leadership in the loop on what marketing is running and producing.

Qualifications

  • 10+ years in B2B marketing, including at least 2 years leading a team in an environment where marketing was measured on pipeline
  • Has built a marketing function from an early state and put a repeatable operating model in place
  • Proven ownership of a demand generation number, including the planning, forecasting, and reporting that goes with it
  • Comfortable with multi-touch attribution and the judgment calls it takes when the data is incomplete
  • Strong HubSpot experience across campaigns, workflows, lifecycle stages, lead scoring, and reporting
  • Track record managing agencies and contractors to measurable outcomes, and running account-based programs against a named target list
  • Has marketed into a relationship-driven industry where peer reputation carries more weight than campaign volume. If your experience is all high-velocity software demand gen, this will feel slower than you're used to
  • Thrives with a high level of independence on a fully remote team

  • SEO and content performance tooling such as Semrush
  • Webinar and video tooling; project management in Asana
  • Excel/Google Sheets for funnel analysis, budget planning, and modeling
  • Bonus: Understanding of commercial real estate operations or finance/accounting buyer personas; proptech or fintech experience

We are a remote company. While prior remote work experience isn't required, we look for team members who perform well when given a high level of independence and autonomy, and are excited about working with a remote team.
